Documentation Procedure


  • For sellers, a pre- listing inspection can detect previous unknown problems, advising on up grades that you may wish to address before listing. As well as being aware of any issues in advance, this may help address the disclosure problem or issues. These all can result in a more fluid transaction.

  • For buyers, purchasing a home more than likely the single largest purchase you may make. In the old days, a simple hand shake was enough between buyer and seller when closing the deal. Times have changed, prices, size and age of the homes have moved upward.

  • This professional visual inspection report will tell you what needs to be repaired. The report will help reduce the risk of costly surprises. You now can make a more informed and comfortable decision.

  • Attention: In the state of Florida as of July,1, 2010 inspectors must be licensed and insured; we are! H.I.#66 and insured.

  • The State of Florida REQUIRES insurance companies to offer a reduced rate for certain hurricane resistant features present in the structure: 1802 inspections, performed through "W.B. Sanders (WCE)". We can document the features present in the dwelling.

  • We can inspect for shutters, gable bracing, truss anchors, roof coverings, impact glass, deck fasteners, garage anchoring and garage doors where visible.

  • The state of Florida’s lending institutions requires all homes to have a home termite inspection to insure that they do not mortgage a building with live termites. We can have a Termite inspector accompany us on full inspections upon request. This separate inspection through the pest company (possibly no charge by them).
